What is happening in the market right now
A short set of verifiable indicators: construction activity, imports of prefabricated buildings, public prices and the state of the Open Registry. We separate the general construction backdrop from the modular segment itself.
Construction activity remains high
The Bureau of National Statistics reports that in January–August 2026 the volume of construction works grew by 15,6% and reached 6 089,4 billion ₸. Non-residential buildings accounted for 21,4% of the volume. These figures cover all construction in Kazakhstan and are not an estimate of the size of the modular market.
HS 9406: Russia and China remain the main sources
The latest full year available in WITS/UN Comtrade is 2024: Kazakhstan imported prefabricated buildings under HS 9406 worth approximately $57,3 million. The code covers the broad class of prefabricated buildings, so we use it only as an external indicator.
We record identical line items instead of an "average market price"
For future trend tracking we keep prices only for comparable products within a single class. Converted shipping containers and stand-alone factory-built blocks are not mixed with volumetric factory-built modules for multi-module buildings.
Classification matters more than dimensions
The same size of about 6×2,4 m does not make products equivalent. First we determine the structural class and purpose, then we compare the price.

The same set of indicators every month
We will update the construction statistics, public prices for comparable items, changes in the registry and regulatory events. The price index will be recorded quarterly. The history will remain available so you can see the changes, not just the latest figure.
